Property Showings

  • Complete the Contact Us form or call us at 608-385-2507 to schedule a showing.
  • All properties that have existing residents will require a 24 hour notice.

Smoking Policy

  • All of our units are Smoke Free

 

Pet Policy

  • Pets are only accepted at the properties on East Ave.  (South Side )
  • Two pet limit
  • $200 non-refundable fee is required at lease signing

Security Deposit

  • Deposit amount is generally the same as the monthly rent payment
  • Deposit is due upon lease signing
  • After lease signing renters are encouraged to complete a walk through and Check In Sheet with our Property Manager
  • Credit Cards are accepted and will include a 3% processing charge

Rent Payments

  • All rent payments are due on the first of each month
  • Late fees are accessed and are based on the number of days you are late

Utilities Included

  • Most of our properties and units have their own utility meters.  Check the specific property listing for what utilities are included.
  • Trash and recycling removal is included with all properties.

  • Insurance is strongly recommended as our property insurance does not cover your personal belongings.
  • Fleis Insurance is a trusted partner and can help with your insurance needs.

​​Lease Terms

  • A 12 month lease is customary.  Please contact us if you are in need of a different term.

Application Process and Fees

  • We do not charge an application fee
  • All applicants age 18 and over must complete a New Tenant Application
  • After you submit an application we will verify the following:
  1. Employment and Income
  2. Previous landlord reference
  3. Criminal background check

 

Payment Options​

  •  We accept personal checks, money orders, cashiers checks, cash and credit cards.
